How to Vote for the BOARD 2026 Elections

The Elections meeting at the Plaza Brickell 950 Brickell Bay Drive are set for Wednesday January 7, 2026, at 6pm in the ClubRoom on the 10th Floor.

It seems that many owners haven’t received the notice for the elections, so here it is for you:  The Plaza 851- Meeting notice 01-07-2026 

Electronic Voting doesn't seems to work.

Step 1: Go to https://app.votingportals.com 
Step 2: If prompted enter Portal Number 103
Step 3: Enter Your Username: your email
Step 4: Enter the portal password you just created.

This is yet another example of the disorganization we have witnessed all this year 2025!! The Board and the Management still don’t have a comprehensive rooster of all the owners. They are not sending the notices properly. I do know some owners who received many other letters from the Management this year, but not this important mail with the voting elements. Other owners are not receiving anything, by email nor by normal mail. 

Another point worth noting in this disorganization is that the Annual Budget Meeting is planned the same day, at 5:45pm. This is a crucial meeting where the residents can ask questions about how the funds will be allocated next year. The Board planned this meeting for just 15 minutes. Then they talk about transparency. We always had a separate and lengthy meeting about the Annual Budget. 

I’ve added some highlighted marks in this document, where I think that we need some answers or clarifications. For example how come electricity costs and water costs will decrease in 2026 compared to 2025? Also I have counted a total of $2,411,060 of replacement costs in 2026 for items who have ran their expected life. The Board is claiming $2,000,000 in Reserves, but we will need more just for these replacements! And we will have just 15 minutes in total for these important subjects.

The best way to vote if you can would be the Electronic Voting. Management is indicating: “FOR THOSE OWNERS WHO DID NOT SUBMIT A WRITTEN CONSENT FORM TO PARTICIPATE IN ELECTRONIC VOTING, PLEASE FOLLOW THESE INSTRUCTIONS TO CAST YOUR BALLOT”.

I was in the BOARD in 2020 when we implemented Electronic Voting. As far as I understood, every owner has the right to use standard vote or electronic voting as he/she pleases. Actually in January 2025, the Association Attorney did a verification to make sure that owners who voted electronically didn’t vote also with a voting envelope. The Association did send a Certificate of Appointment of Voting Member:  Certificate of Appointment of Voting Member

If it seems that the Electronic Voting is not possible, and that the Certificate of Appointment of a Voting Member is rejected by the Association then we have left the manual voting in an envelope.

There are 2 envelopes: the ballot (with only my name, please), must be put in a Voting Envelope. This is an Envelope with no marking.

Then this Voting Envelope is put in a second Envelope, which indicate the Unit Number, Owner Information, Name and Signature. I will post here promptly an example of the 2 envelopes.
