I enjoy seeing them a few years later, being happy to see each others, and knowing that I did my best to assist them for their new home for their family. This is the best feeling.

We are the #1 Broker at the Plaza Brickell
I started working at the Plaza Brickell with a few transactions, representing buyers. But my real break came in 2011 when I landed a contract to sell 80 condominiums in the 2 towers, owned by the co-developer of the Plaza Brickell.
The Plaza Brickell was developed by The Related Group, with a silent partner that was a French family.
This is actually a typical development. Someone owning a valuable piece of land would get into a joint-venture with a reputable developer. Sometimes it will include a fee paid to the developer.
The developer brings its expertise and know-how in construction, development and marketing, but doesn’t have to pay anything for the land. The construction loan will also be facilitated by the use of a reputable developer.
Since 2011 I have been involved in more than 185 sales at the Plaza Brickell, representing Sellers and Buyers.
I do manage many units as rental units, and did more than a thousand of leases.

Assisting a Seller
It is a very comforting situation to sell a product, and basically know everything about it.
After so many units sold at the Plaza, and my continuing involvement for 10 years in the Board of Directors, I do know that I can answer almost every question from a prospective buyer.
And Buyers have lots of questions, and I do understand that and encourage that.
We are not talking about buying a T-Shirt, where if we make a mistake we can just put it below the pile and forget about it.
For most people, a real estate purchase will be the largest and more consequential investment of their lifetime. So yes they will have questions, and I will have the answers, to the smallest details.
Property Management
In my opinion this is a very important part of a valid real estate investment.
Obviously you need someone diligent to find you a Tenant, and properly vet this tenant. But even more important in my opinion is Tenant Retention. I want this Tenant to be happy where he is, because this insure the best revenue for the landlord. Every time a tenant moves out and another tenant moves in the Landlord will lose some revenues. Keeping the Tenant happy is the best decision that a wise investor could make.
Our job is to make sure that our tenants are happy, that repairs are done promptly, that the property is regularly updated to keep it up to date, etc.
We are rewarded with an excellent TENANT RETENTION rate. Our Tenants are very happy of our services, and the our Landlords are also happy. This is extremely important, and often overlooked. Don't make this mistake, get a good Property Manager.
Assisting a Buyer
Honesty, honesty, honesty.
I have to tell my Buyers the truth, I have to make sure that they are making a good investment, I have to research the line they are considering, the size of the property they want, their coming plans in life, to be sure that I can advise them at best.
I like to know my customers, because the more I know them, the better I can assist them.
I am personally not a fan of the hyper-enthusiastic sales agent: "Look, the kitchen is so nice", "look at this view", "look, there is a closet". I kind of mentally roll my eyes up when I see that.
I want facts, I want to be realistic, I want to be able to point to my clients the potential issues of a property that they are considering, and they will make their choice.
I refuse to work in some buildings, because I know that my Buyer will lose money there.
I did refuse in many cases to write a purchase contract. I knew that it would turn as a bad purchase, and finally seeing that this client changed his mind. He bought better units, and a few years down the road we rejoiced together when my predictions came true.
Renting a Property
We have a keen eye on the market, and we will use that to negotiate a rental at the best interests of the tenant we represent.
There also honesty is key. Sometimes the tenant is anxious to find a property and will jump on something available, just to feel better. Our job then is to use our knowledge of the market to help the tenant make an informed decision.
In some cases when the market is tight, or there is a good deal presenting itself then yes we need to jump on it.
Other times, depending of the timing for the Tenant we can wait and find something better.
The majority of our clients were our tenants first. A rental transaction is for us the best way to meet a new client, work with them, and help them later when they are ready for ownership.
